Protesting your property tax on homestead and investment property is a great way to help keep your overall property tax low each year.

We encourage you to make it a yearly effort to protest your property value taxes because engaging in property tax protest could save you several hundred to several thousand dollars over time. To prepare for your protest, please reach out to our office for the most recent market information specific to your properties.

Property Tax Timeline: 

       – April 30th: Deadline to file Homestead Exemption 
       – May 1st: Proposed Value Date
       – May 15th: Filing your Protest Due Date (Or 30 days after the notice date.)
       – November: Certified Values Date (Compare Escrow Balance to confirm sufficient funds)

Homeowner’s Yearly Maintenance Guide by Month 🗓

January – Check your fire extinguishers and replace if necessary. Inspect range burners and oven. Inspect all drains for proper flow.

February – Re-caulk your tub, and tile around the kitchen. Inspect faucets and fixtures for leaks, and clean faucet aerators as needed.

March – Trim trees away from your roof and trim shrubs away from your home 6 inches to 3 feet. Inspect toilets and sinks for valve leaks.

April – Clean your gutters.

May – Clean the exterior dryer vent.

June – Inspect and replace exterior caulking as necessary. 

July – Have your HVAC serviced. Remember to replace your air filters on a 1-3 month scheduled basis.

August – Test your fire alarms and carbon monoxide detectors and replace batteries if needed.

September – Clean your chimney.

October – Drain your hot water heater. 

November – Inspect stairs and railings to make sure they are sturdy. 

December – Inspect appliances with water lines. Inspect and clean dishwasher drain filter. Clean refrigerator condenser coils.
